The battle over plans to urbanise the green hills behind Long Bay goes to the Environment Court on Monday.

Large scale development in the 350 hectares behind the beach was given the go-ahead in a structure plan approved in May last year.

Now developers Landco, Long Bay Okura Great Park Society and Auckland Regional Council are appealing that plan.

Standing against them will be the North Shore City Council, who wants to keep it unchanged.

Landco's appeal argues its own structure plan will provide a better outcome for the land. It wants about 2500 houses in the area, up from about 1800 in the council's plan.

That would mean more intense development, with lower minimum lot sizes, and about five million, rather than two million, cubic metres of earthworks.

Most of the development would be near the coast.
