Dear Sir,

Gary Taylor's comments (NZ Herald 16/01/07) on Ngunguru make a strong case for high-quality coastal development. Landco is also a proponent of these standards.

However, Mr Taylor's comments ignore the fact that an allowable development option today is subdivision of the site into 20 hectare blocks as a minimum. This would not be good design as it would exclude public access and fragment the landscape.

Landco's proposals would, on the other hand, apply best practice standards by creating:

  • More than half (84 hectares) of the land bound as a perpetual conservation reserve, preventing further development spread
  • Public access to beaches and land that has been private for over half a century
  • Residential development only on a stable, central section of land at the base of the sandspit and protection of significant landscape, wildlife and cultural sites
  • Low-rise houses set well back from the beaches and built with local materials. Poles, as stated by Mr Taylor, have never been suggested.
  • A programme to restore and enhance the ecology.

Mr Taylor says that there are good coastal developments to be found that enable public access, protect land from future development and enable conservation. Landco's development will be one of them.
