On a natural marine sandspit at Ngunguru, located 25 minutes north east of Whangarei, Landco proposes to create a significant, 84 hectare reserve alongside a compact, carefully designed coastal village of approximately 350 dwellings.

The village would occupy 35 hectares (23%) at the southern end of the 152 hectare property, while all the northern end of the sandspit, plus wetland and culturally significant land to the south would become conservation reserve. Under Landco's proposals, the public would have access to the ocean beach on the sandspit, to other public facilities provided through the development, plus controlled access to the reserve areas.
